Thinking about Subdividing?

The process of subdividing/altering property boundaries involve several steps.  It can be simple and straightforward such as dividing off a homestead from a quarter section to complex and intricate such as a new residential neighbourhood.  Both the RM of Dundurn and the Community Planning Department with the Provincial Government are involved in the process of subdivision.  Several other government agencies or utilities may also be involved depending on the location and plans.

 

Before you begin...

It is recommended that you have a clear idea on what you want to accomplish with the subdivision.  In other words, determine number and size of lots, what type of development (residential, commercial, etc), what services/infrastructure is readily available to the site, etc.  Consult the zoning bylaw to determine the allowable sizes and uses for the lots you want to create and whether the parcel will require rezoning.  You may submit a preliminary plan to the development officer for review to determine if there are any issues that would need to be rectified prior to making your formal application to Community Planning.

I have made my plan and submitted my application, now what...

Once your surveyor has created your plan of survey and you have submitted your application, Community Planning will consult with several agencies for their input including the RM of Dundurn.  This process can take several months depending on the completeness of the application and requirements from outside agencies.  The RM will review the application to ensure it meets our zoning bylaw requirements and that the infrastructure is in place to handle the increased population density.  A service agreement will be required that details which party is responsible for what.  This agreement details such items as road infrastructure, utility infrastructure, etc.  Until such time that Community Planning has approved the subdivision and requirements for the Servicing Agreement have been met, no development shall occur on said land.

Ready to build?

Once you have paid your municipal reserve requirements (if necessary), received approval from Community Planning for your Subdivision and have signed the Servicing Agreement then the Plan of Survey is registered with Information Services Corporation (Land Titles).  The process of subdivision from application to registered titles will usually take several months to complete.  Before any development permit or building permit will be issued, the subdivision levy agreed to in the Servicing Agreement must be received by our office.
